A hectare is 10,000 square metres exactly, and it is the unit village land records and government notifications tend to use. This page converts it, and shows the arithmetic behind the guntha figure that conversion sites publish wrong.

A hectare is 10,000 square metres, and that is the whole definition

Unlike the bigha, the hectare has one meaning everywhere. It is 10,000 square metres by definition, which works out to 2.4710538 acres, 11,959.9005 square yards and 107,639.1042 square feet. Village level land records and larger government notifications often use it, so it turns up in documents even when nobody quotes prices in it.

The figure to be careful with. One hectare is 98.842 gunthas. Conversion sites widely publish 247, which is the acre figure of 2.4710538 with the decimal dropped and the multiplication by 40 never done. If a document converts hectares to gunthas using 247, every area in it is out by a factor of two and a half.

At the 2,500 square yard bigha convention, one hectare is about 4.784 bigha. That row is convention rather than arithmetic on a fixed unit, so treat it as indicative and get the square metre figure written into any agreement.
