Plot cost calculator
You bring the quoted price, this brings the arithmetic: Gujarat stamp duty at 4.9 percent, registration at 1 percent, and the per-unit reality check. No price is invented here, because no official market rate exists.
How the math works
Base value is rate times area, with units normalised (1 sq yd = 9 sq ft, 1 acre = 4,840 sq yd). Stamp duty in Gujarat is an effective 4.9 percent and registration adds 1 percent, both computed on the base value. Durable
| Worked example | Amount |
|---|---|
| 250 sq yd at Rs 9,500 per sq yd | Rs 23,75,000 |
| Stamp duty at 4.9% | Rs 1,16,375 |
| Registration at 1% | Rs 23,750 |
| All-in total | Rs 25,15,125 |

Cost questions
What are stamp duty and registration charges in Gujarat?
Effective stamp duty is 4.9 percent (3.5 percent basic plus a 1.4 percent surcharge) and registration is 1 percent. Duty is calculated on the higher of the agreement value or the jantri rate. A registration-fee waiver exists for property registered in a woman's sole name; a separate claimed 1 percent stamp-duty concession for women is not reliably corroborated, so this calculator does not apply it.
Is there an official price for Dholera plots?
No. The government publishes a land-pricing policy and allotment framework, not a live market rate. Any per-square-yard price you see is a broker or portal quote. That is why this tool asks for the price you were quoted instead of pretending to know one.
What else should I budget beyond stamp duty?
Ask the developer in writing for the all-in figure: development or maintenance charges, legal fees, and any club or infrastructure charges some projects add. If the project is inside a sanctioned TP scheme, confirm N.A. status and the Final Plot number in the same letter.
