This works out the stamp duty and registration fee on a leave and licence agreement in Gujarat, which is charged at half a percent rather than the lease rates. Whether your document is a licence or a lease changes the duty by a large multiple.

A licence is not a lease, and it is not priced like one

A leave and licence agreement gives somebody permission to occupy a property without creating a tenancy in it. Gujarat charges it under Article 30A at half a percent of the total amount, which is a fraction of what the same money would attract as a lease under Article 30.

The registration fee is one percent, the same one percent that applies to a lease. So the whole difference between the two documents sits in the stamp duty, and it is a large difference.

The limit on this page. The article as published covers a leave and licence agreement for property other than residential. The help file gives no separate rate for a residential leave and licence, so selecting residential here returns UNKNOWN. That is a real gap in the published table and not an oversight on this page.

If what you are signing runs for a fixed term and grants exclusive possession, it may be a lease whatever it is titled. Work that case out on the lease stamp duty page instead.
