  • Get the exact GUJRERA registration number in writing, not the phrase RERA approved.
  • Search the number on gujrera.gujarat.gov.in under Project Search, district Ahmedabad, taluka Dhandhuka or Dholera.
  • Match the promoter name, sanctioned layout and expiry date against your brochure.
  • Confirm the plot sits inside a sanctioned TP scheme and has a Final Plot number.
  • Confirm N.A. status, or TP-scheme inclusion which confers it, in the documents.
  • Pull the 30-year encumbrance and the 7/12 extract on AnyROR Gujarat.
  • Check DSIRDA layout approval for the specific survey number.
  • Budget 4.9 percent stamp duty plus 1 percent registration at the Dhandhuka sub-registrar.

Verify questions

What does a real Dholera RERA number look like?

The format is PR/GJ/AHMEDABAD/[taluka or DSIRDA]/[type]/[unique code]/[registration date, DDMMYY], sometimes followed by an expiry date. Dholera SIR projects register under Ahmedabad district with Dhandhuka taluka, and newer ones under the DHOLERA/DSIRDA tag.

Do all plot projects need RERA registration?

Plotted projects over roughly 500 sq m or more than eight plots require registration. Pure plotted layouts without construction commitments may not always carry a number, but they still need DSIRDA layout approval, N.A. status and clear title. A missing number is a question to resolve, not a formality to skip.

What are the documented red flags?

Agricultural land marketed as inside the SIR without N.A. status, plots far outside the Activation Area sold on Activation-Area promises, projects that say RERA approved but produce no number, and unclear title chains.
