The square yard, called a vaar in Gujarati, is the unit almost every Dholera plot listing uses. This page converts it exactly, and it is the unit to normalise competing offers into before you compare them.

The unit almost every Dholera plot is quoted in

The square yard, written as sq yd and spoken as vaar, is what residential plot listings around Dholera use. It is nine square feet exactly and 0.83612736 square metres exactly, and 4,840 of them make an acre.

Because it is the quoting unit, it is also the unit to normalise every offer into before comparing them. A price per bigha and a price per square foot cannot be compared as they stand. Converted to a price per square yard, they can.

One thing the conversion will not fix. Two plots quoted at the same rate per square yard are not equivalent if one sits inside the Activation Area, the roughly 22.5 sq km first phase, and the other is farmland well outside it. The unit tells you about size, not about location or title. The registration check covers that part.

The 4,840 row is exactly one acre. The 2,500 row is the bigha convention used around Dholera, which is why a bigha is often described as roughly half an acre.
