GujRERA fees
This works out what it costs to register a project or an agent with GujRERA, the Gujarat property regulator. Plotting projects, which is most of what Dholera sells, are charged at a single flat rate that no other category uses.

Plotting is the category that matters at Dholera
Most of what is sold around Dholera is a plot rather than a building, and plotting is the only one of the four categories with a single flat rate and no size threshold. It is five rupees per square metre of project land, capped at two lakh rupees, however large the project is.
The other three categories change rate once the project land passes one thousand square metres. Group housing goes from five to ten rupees, mixed development from ten to fifteen, commercial from twenty to twenty five. Each has its own cap.
