There is no official per-plot market price at Dholera. This index publishes the broker-quoted range with its source and date, tracks it over time, and never dresses a quote up as a fact.

What actually moves the number

How to get a real price
- Step 1Ask the developer for the full all-in price and payment schedule in writing.

- Step 3Compare a few GUJRERA-registered projects rather than roadside agricultural land marketed as SIR.
- Step 4Add 4.9 percent stamp duty and 1 percent registration with the cost calculator.
Price questions
What is the price of a plot in Dholera right now?
There is no official market price. As of July 2026, aggregator and broker listings commonly quote residential plots around Rs 6,000 to 12,000 per sq yd, varying with TP scheme, road width and distance from the Activation Area. That range is indicative and unverified, which is exactly how it is labelled here.
Why does this site refuse to publish an exact rate?
Because none exists to publish. The government publishes a land-pricing policy, not live market rates, and every precise figure in circulation traces back to someone with a plot to sell. Publishing a sourced range with a date is honest; publishing a precise number would be marketing.
Will Dholera plot prices go up?
Nobody can promise that, and no government source guarantees appreciation. The sourced position: real anchors are under construction and connectivity has materially improved in 2026, while timelines in this project's history have also slipped. Buy on verified fundamentals, never on an assured-returns pitch.
