Square metre

Every government land rate at Dholera is published per square metre, and almost every seller quote is per square yard or per square foot. This page converts both the area and the rupee rate, so the two figures can finally be compared.

Government publishes per square metre, sellers quote per square yard

Every land rate the Dholera authority publishes is in rupees per square metre. Almost every broker quote is in rupees per square yard or per square foot. That single mismatch is why two numbers describing the same land can look nothing like each other.

The conversion is exact. One square metre is 10.76391042 square feet and 1.19599005 square yards. So a rate per square metre becomes a rate per square foot by multiplying by 0.09290304, and a rate per square yard by multiplying by 0.83612736.

Convert the rate, not just the area. Use the second calculator below for that. It takes a rupee rate per square metre and gives you the same rate expressed in every other unit, which is the comparison you actually need when a government figure and a brochure figure are sitting side by side.

Read this before you use those numbers. This is a government allotment price on a 99 year lease, not a market or resale price, and it excludes GST, registration fee, stamp duty and the cost of filling the land. The authority's own wording is that land allotment is done for 99 years on a leasehold basis and the rates are exclusive of applicable GST, registration fees and stamp duty. Land is allotted as it is, where it is. Commercial and residential land is not allotted first come first served; only industrial land is, and the rest goes by auction or by tender advertised in daily newspapers.
