Land unit converter

Dholera brochures switch between sq ft, sq yd, vaar, acres and bigha inside a single paragraph, which makes two offers hard to compare. This converts between all of them at once, and it is honest about the one unit that has no fixed size.

Bigha is not a standardised unit and varies by region. Around 2,500 sq yd is common in Gujarat. Confirm the deed's own definition and adjust here.

Why bigha gets its own setting. Unlike every row above, bigha has no single legal definition and its size changes from one part of Gujarat to another. Around 2,500 sq yd, roughly half an acre, is the figure commonly quoted here, but that is a local convention and not a rule. If a deal is priced per bigha, get the sq yd equivalent written into the agreement itself.

Nobody has fixed how big a bigha is. Adjustable size, plus the count that proves the government's own rate book never uses the word.

Vaar

One vaar is one square yard exactly, which is why a brochure using both words is not describing two sizes.

The unit almost every Dholera plot is quoted in, and the one to normalise competing offers into.

Exactly one ninth of a square yard. The unit built area is quoted in, which is not the same as land.

Guntha

121 square yards, forty to the acre, and the reason a hectare is 98.842 guntha rather than the 247 that gets published.
