Vaar

Vaar is the Gujarati word for yard, so one vaar of area is one square yard and nothing more. This page converts it, and explains why a brochure that uses both words is not describing two different sizes.

Vaar and square yard are the same thing

Vaar is the Gujarati word for yard. One vaar of area is one square yard, which is nine square feet, which is 0.83612736 square metres exactly. There is no conversion factor to remember and no rounding involved, because the two words name the same unit.

This matters because Dholera brochures switch between vaar and square yard inside a single paragraph, which makes some readers assume they are two different measures and that one of the quotes must be bigger than the other. They are not. A plot of 200 vaar and a plot of 200 sq yd are identical.

What to watch instead. The word that does change meaning is bigha. If a quote mixes vaar and bigha, the vaar figure is exact and the bigha figure is not, so convert the bigha into vaar and compare the two offers on the vaar number.

No government document in this project's source set uses the word vaar. The registry, the rate books and the allotment policy all work in square metres or acres, so a deed will not carry the word either.
