Lease stamp duty
This works out the Gujarat stamp duty and registration fee on a lease, which is the document Dholera land actually changes hands under, because the authority allots on a 99 year lease rather than selling. Use the conveyance rate here and you will budget the wrong number.

Why a lease calculator matters at Dholera
Land allotted by the Dholera authority is not sold. It is leased for 99 years. That means the document being stamped is a lease, and a lease is charged under Article 30 of the Gujarat Stamp Act, not under the conveyance article most calculators assume.
The difference is large. A conveyance is a flat 4.9 percent. A lease runs through eight duration bands with multipliers of one, two, three and five times the average yearly rent. Meanwhile the registration fee on the same lease is a flat one percent across every one of those bands, which is the sort of contrast that is easy to get backwards.

The published table bands up to 98 years and then jumps to perpetuity. 99 years is not covered. No figure is asserted here.
