The female buyer concession, checked

A great many Gujarat property pages say a woman buying in her sole name pays no registration fee, and some say her stamp duty drops by a percentage point. This page compares that claim against the two documents that define what the government's own calculators actually compute. It matters because a wrong assumption here is a one percent hole in a purchase budget.

Updated 11 August 2026. Both official help files were read page by page on 11 August 2026, and the live calculator page was fetched the same day.

What is widely published

Property portals, several stamp duty calculators and a good deal of Gujarat property writing state that a woman buying property in her sole name pays no registration fee, and some go further and say her stamp duty drops by one percentage point, from 4.9 percent to 3.9 percent on a residential purchase. It is repeated often enough that people budget around it.

What the official documents actually say

The Government of Gujarat publishes two help files describing exactly what its own stamp duty calculator and its own registration fee calculator apply. Both were downloaded and read page by page on 11 August 2026, and the live registration fee calculator page was fetched the same day.

Neither document contains a gender based concession of any kind. The registration fee table gives a flat one percent on Article 20(a), the conveyance article, with no condition attached to who the buyer is. The stamp duty table gives 4.9 percent on the same article, again with no condition attached to the buyer.

What this page is not saying. It is not saying the concession does not exist. A concession can be granted by a separate government resolution that never makes it into a calculator help file, and this site has not searched every resolution. What this page says, precisely, is that no primary source for it was found in the two documents that define what the government's own calculators compute, nor on the live calculator page. Until a resolution number can be quoted, the honest position is that the figure is unverified.

What to do with that

Budget at the rates the official calculator applies, which are 4.9 percent duty and one percent registration fee. If a concession does apply to your transaction, you will pay less than you planned, which is the direction of error to prefer. Ask the sub registrar's office directly, and ask them to name the resolution, before you plan around a lower number.

The site's plot cost calculator applies the rates in the official help files and does not apply this concession, for the same reason.
