Title search fee
This works out what a record search at the sub registrar's office costs, which is the cheapest check you can run on a piece of land before you pay for it. Four years on one survey number comes to fifty rupees.
Updated 11 August 2026. Amounts from the registration department's own citizen charter, captured 4 August 2026. That document carries no date.
This is the fee for one survey number. Searching several survey numbers, or both Book 1 and Book 2, multiplies accordingly.
The cheapest useful thing you can do before buying land
A record search at the sub registrar's office tells you what has actually been registered against a survey number and when. It is the check that catches a plot sold twice, a mortgage nobody mentioned, or an owner who is not the person in front of you.
It costs almost nothing. Twenty rupees for the first year, ten rupees for every year after that, plus a five rupee court fee ticket on the form. The department's own worked example is a search of one survey number from 2007 to 2010, which is four years: twenty plus ten plus ten plus ten, a search fee of fifty rupees.
The source for these amounts is the registration department's own citizen charter, which is published without a date on it. That is why every figure here is marked reported rather than confirmed, even though the issuer is official.

A search tells you what is registered. It does not tell you whether a project is registered with the regulator. For that, use the registration number check. For the cost of getting copies of what the search finds, see the certified copy page.
