DICDL allotment cost

This works out what a Dholera government land allotment costs at the authority's own published rates, including the processing fee and the deposit. It matters because those rates are a 99 year lease price from the government, not what a private plot sells for, and the two get quoted interchangeably.

The earnest money deposit is adjusted against the ten percent down payment, so it is shown separately rather than added to the total. If the down payment is not paid in time, the deposit and the processing fee are both forfeited.

This is a government price, and it is not a market price

The eight rates below are what the Dholera authority publishes for allotting land itself, on a 99 year lease. They are not what a private plot changes hands for, and quoting them as though they were a market rate is one of the more common misreadings around Dholera.

The authority's own wording is that allotment is done for 99 years on a leasehold basis and that the rates exclude applicable GST, registration fees and stamp duty. Land is allotted as it is and where it is, so filling and levelling are the allottee's cost.

You probably cannot simply apply for one. The allotment policy is explicit that only industrial land goes first come first served. Commercial and residential land is allotted by auction, or by inviting tenders through prominent daily newspapers. If somebody is offering to get you a residential plot from the authority on application, that is worth a hard question.
The area you are quoted can move by 15 percent. The policy says the announced plot size is approximate and a successful bidder must accept a variation of up to fifteen percent either way, with payment or refund at the auction rate. The range beneath the price line shows what that does to your number.
